How Does CARE Handle Westlake's Specific Surface Requirements?
Limestone and Natural Stone
Quarried limestone is the dominant exterior material in Westlake — walls, motor courts, walkways, and pool decks. At Mohs 3 to 4 hardness, limestone is a soft, porous sedimentary rock that pressure spray above 500 PSI will etch, pit, or erode at mortar joints over time. CARE applies alkaline surfactants at low pressure with appropriate dwell time, allowing chemistry to lift biological growth and oxidation without mechanical abrasion. Light-colored limestone and flagstone with live oak tannin staining receive an oxalic-acid pre-treatment step — standard alkaline surfactants alone cannot break the yellow-brown tannin bond that forms when wet leaf debris sits on porous stone.
Standing Seam Metal and Roofing Systems
Standing seam metal roofing with Kynar or PVDF coating is standard on Westlake estates. High-pressure equipment strips the coating and voids manufacturer finish warranties — ARMA-compliant soft wash is the only appropriate method. We apply low-pressure sodium hypochlorite solution that eliminates algae and biological growth through chemistry rather than mechanical force. Clay tile and slate roofs require walkboards to distribute weight and prevent tile cracking, with pressure held below 400 PSI at the surface. Hand-troweled stucco is treated as a porous masonry surface — low pressure, appropriate alkaline chemistry, and a controlled rinse to prevent moisture infiltration at expansion joints.
IPE Decks and Equestrian Fencing
IPE is one of the hardest commercially available decking species — Janka rating above 3,500 — and requires cleaning chemistry matched to its density and natural tannin content rather than standard cedar protocols. We clean with a pH-neutral or mildly alkaline solution, rinse thoroughly, allow appropriate dry time, and apply penetrating oil formulated for high-density tropical hardwoods. Cedar perimeter and equestrian fencing is stained to color specifications provided by the applicable ARC, with written documentation of product and application method supplied to the homeowner for HOA records.
Pool Decks and Outdoor Kitchens
Westlake estate pool decks are typically travertine, limestone tile, or brushed concrete — all porous and tannin-susceptible. We clean at stone-safe pressures, treat grout lines with appropriate chemistry, and rinse thoroughly to prevent cleaning-solution residue on surfaces adjacent to pool water. Outdoor kitchen stone, tile, and stainless surfaces are cleaned with chemistry matched to the material — alkaline for stone, pH-neutral for stainless — with no overspray onto cabinetry or appliance finishes.
